Ghosts Season 5 Episode 18 Recap: Trevor Becomes the Unexpected Hero

A group of eight people in varied costumes talk around a table with a lantern. They appear serious in a warmly lit, rustic room.

Just when you think Sam and Jay have finally cleared the legal hurdles to keep their sanity and their historic B&B, the universe (and the writers) lob another curveball. In the latest installment of Ghosts, titled "Under New Management," the dream of a quiet life at Woodstone Manor is once again set on fire, mostly because a disgraced politician has nothing better to do with his time than ruin Jay’s culinary aspirations.

The Breastaurant Blunder

The episode centers on the return of the now-former Mayor Tad (the delightfully smarmy Justin Kirk), who has pivoted from political scandal to hospitality sabotage. Armed with a 55% ownership stake, Tad decides the manor’s restaurant needs a "visionary" overhaul. His big idea? Transforming Jay’s hard work into a chain of "breastaurants" called Mountains of the Valley. It’s a concept that feels about thirty years out of date, which is exactly why Trevor is the only resident, living or dead, who is actually thrilled about it.

In a twist that highlights Trevor’s Wall Street bro origins, it turns out he and Tad share the same frequency of tacky ideas. Trevor actually trademarked the name Mountains of the Valley years ago. When Tad realizes he can’t proceed without the digital rights, Trevor sees a massive payday. For a moment, it looks like Trevor is genuinely prepared to screw over Sam and Jay for a bit of personal satisfaction, which feels like a regression for our favorite pantless spirit.

Trevor’s Tiny Conscience

The tension peaks when Trevor overhears Jay leaving a vulnerable, pride-filled voicemail for his father about the restaurant. It’s a rare moment of grounded emotion that pierces through Trevor’s shallow exterior. In a surprising display of growth, Trevor decides his conscience is worth more than a spite-sale. He refuses to sell the name to Tad, effectively killing the "Mountains" deal and saving Jay’s dignity.

Of course, this is Ghosts, so the victory is short-lived. In a moment of classic Sam-induced irony, she jokingly suggests a new name to the Mayor, accidentally giving him the loophole he needs to keep the nightmare alive. We are officially back at square one, proving that Woodstone is never more than five minutes away from total disaster.

Love, Lies, and Aviation Disasters

The B-plot this week finally brings back Joan, who has been missing in action since... well, since she was sucked out of an airplane. She apparently spent her time trekking through the mountains to get back to the manor, proving she’s the most resilient spirit in the house. Her reunion with Sass is surprisingly sweet, even after Flower accidentally blabs about Sass’s "dream" hookup with Jay’s sister, Bela. Because Sass genuinely thought he had been dumped, Joan is remarkably forgiving. In a weirdly wholesome twist, she actually thanks Bela for keeping him occupied.

Meanwhile, poor Mark is still spiraling. Knowing that the house is packed with invisible spectators is taking its toll, and he spent most of the episode wishing he could un-know the truth. He’ll get there eventually, but watching him dodge invisible people is currently the show's best running gag.

Final Thoughts

"Under New Management" reminds us that while the ghosts are the heart of the show, Sam and Jay are the punching bags that keep it moving. Between the return of Joan and the looming threat of a tacky restaurant chain, the stakes for the season finale are higher than ever.
